1. About these terms
This website is operated by Myra Realty Limited, trading as Myra Realty ("Myra Realty", "we", "us"). Our business address is Kofisi Westlands, Nairobi, Kenya. For general enquiries, use our Contact page. For privacy matters, contact [email protected].
These terms govern use of our website, property listings, guides and enquiry services. A sale, tenancy, agency appointment or other transaction requires its own agreement. Using this website or submitting an enquiry does not create such an agreement.
2. Property information
We aim to present useful and accurate information. However, property details may be supplied by owners, developers or other representatives and can change.
Prices, availability, dimensions, amenities, descriptions and completion dates must be confirmed before you make a commitment. Photographs, floor plans, illustrations and renders may not show the property's current condition. Furnishings shown are not necessarily included.
A listing does not independently establish ownership, title, planning approval, building compliance or the authority of a person to sell or let a property. Obtain appropriate inspections, searches and professional advice before entering a transaction.
3. Prices and additional charges
Read each listing's currency, pricing basis and rental billing period carefully. An advertised amount may be a total price or a rate per square foot or square metre. A per-area rate does not establish a total payable amount without an explicitly identified chargeable area and unit.
"Asking price" and "offers from" describe the seller's or landlord's pricing position; they do not guarantee acceptance of an offer. "Offers from" is a lower-bound indication and does not assure that a property fits your maximum budget.
Service charges, maintenance fees, deposits, taxes, legal fees and other costs may apply. Read whether a stated charge is included or additional, and whether it is recurring, a deposit or another one-off cost. Unless expressly stated, an advertised amount should not be treated as an all-inclusive transaction cost. Confirm the complete payable amount and terms in writing.
Prices in different currencies are not automatically equivalent, and the website does not provide guaranteed exchange rates.
4. Enquiries, viewings and offers
An enquiry, viewing request or expression of interest does not reserve a property or constitute an accepted offer.
Viewing requests are subject to confirmation, access arrangements and availability. A requested date or time is not a confirmed appointment until Myra Realty confirms it.
Provide accurate contact information and tell us if your requirements change.
5. Maps, guides and property suggestions
Map locations may be approximate. Confirm the actual location before travelling or making a decision.
Area guides and real estate articles provide general information. They are not a substitute for advice from an advocate, surveyor, valuer, tax adviser or other appropriately qualified professional.
Staff property suggestions are based on recorded requirements and available listing information. They do not guarantee suitability, availability, investment performance or access to every matching property. Automated property-alert delivery is not currently active.
6. Information and materials you supply
Only supply information, photographs or documents that you are entitled to share. Do not submit misleading listings, impersonate another person or provide another person's personal information without appropriate authority.
When you authorise us to market a property, you permit us to use the approved listing information and marketing materials for that purpose, subject to the agreed instructions. Ownership documents are not authorised for public publication merely because they have been supplied to us.
7. Acceptable website use
Do not attempt to access restricted records, interfere with website operation, upload malicious files, submit spam or use website information to harass or defraud others.
Do not reproduce our content or third-party listing materials commercially without the relevant permission, except where the law permits otherwise.
8. External services
The website may link to third-party websites or offer external maps, videos and communication services. Those services operate under their own terms and privacy notices.
9. Availability and responsibility
We take reasonable care in operating the website but cannot promise uninterrupted access or that every listing will remain current at all times.
Nothing in these terms excludes liability or removes rights that cannot lawfully be excluded under Kenyan law, including responsibility for fraud or fraudulent misrepresentation.
10. Privacy

11. Changes and disputes
These terms may be updated, showing the revised Published / updated date on this page. Updates do not replace the terms of an existing signed transaction agreement.
These terms are governed by Kenyan law. Please contact us through the Contact page first about a concern so we can try to resolve it. This does not prevent you from approaching a competent court or regulator.
